I believe the team had our best interest at heart and although we presented with a lot of obstacles, I believe the team did thier best to help us over ever hurtle.

They were very nice and responsive up to closing. However during closing we had several urgent questions and all contacts were unreachable (still have not responded and we are 2 days post closing). They did not explain key items within certain financial documents that gave us several stressful days leading up to closing.

The experience just was not great. We sent all of our documentation that was asked for immediately with 24-48hrs after requested, the week of closing they started asking for things in a specific way instead of what we had sent weeks/months prior. Ed gave us the same ick as a car salesman you can tell is just not genuine. They didn’t have competitive interest rates. The one thing that was great was the “float down” but they even tried to bs us on that, and we caught it and ended up getting out rate lower but again we have to do that ourselves and argue for it.

Even though I wouldn’t say our experience was terrible I will say it wasn’t very good. If you are buying a new construction home do not use the builders preferred lender. These people did not communicate hardly anything with us while we were waiting for our new home to be finished. They seem to have so many clients that they can’t keep up with notifying about updates or anything that was going on with the loan. Our closing costs were all over the place and we didn’t get one phone call to let us know what was going on. Ed is nice enough but I think he just has so many clients that they can’t keep up with. They were not very 1 on 1 with us and my husband and I were left feeling left out in the dark more times to count. Not to mention you need to schedule a call just to talk to him.

Lender offered outrageous rates even with perfect credit and significantly low DTI. Lender took advantage of Builder incentive to mark up rate table and points for above average rates.
