We had a wonderful experience with Home Loans Today and FBC Mortgage. Our loan officer, Chelsea Smith, was fantastic. The process could not have been easier from start to finish. We are very pleased with the entire experience.

The overall process took 5 months since the appraisers were horrible and we had to stop the process completely. I was also not happy having to then get a higher APY and run another credit check within 90 days because of the bad appraisal. We did finally close the loan, but not how I wanted it done and had to pay a ton out of pocket. There were also times where UW would request docs I had already sent or request docs that were not relevant in any way to the mortgage, so they seem disorganized and inconsistent.

Chelsea did a great job with my refinance. She was always quick to respond to my questions, even when she was on vacation. Chelsea went above and beyond and I would highly recommend her.

Underwriters and legal requested a lot of documentation that was unreasonable given the size of the loan (I had enough proof of funds for a purchase without a loan).
If these had been requested upfront it would have given us more time to provide. It the requests seem to come sporadically through the process as someone needed it.... should be planned better.

Ms. Smith was very helpful through the whole process. There were definitely some hiccups, but that was with subordination and the title section, not with Ms. Smith. Ms. Smith was very informative, answered all my questions in a professional and timely manner, and was extremely patient during this process.

Chelsea made this whole process very simple. I am very organized and have all documents digitally, so when Chelsea sent the list of stuff she needed I emailed it back in a few minutes. From there it was simple.

A fast process but client needs to understand the amount of work they need to do prior to starting the process.

While everyone was friendly, I was told (the day before closing) that i would have to bring in 1325 to closing because FHA loans will not cover negative escrows. It was money i was not prepared to bring to closing, if i knew in advance that would have helped me prepare for it. Other than that everything was great.
